The Technical Challenge - Reigate, Surrey
This project was the definition of a "difficult build." The existing property was a run-down, dated dwelling that had been neglected for years. However, the real challenge lay beneath the surface: the house was situated on a steeply sloping, multi-level plot with extremely restricted access.
For most, the site in Reigate was a logistical nightmare. The steep incline and the narrow access route required precision planning for every delivery and piece of machinery. The goal was to transform this dilapidated shell into a high-end, multi-tier modern home that worked with the landscape rather than against it.
The Solution: Engineering the Incline
To turn this technical headache into a triumph, we employed a "Top-Down" design strategy that utilised the slope to create unique living zones.
- Structural Retaining Systems: We engineered a complex series of reinforced concrete retaining walls to carve out a new "lower ground" level. This provided the footprint for a sprawling master suite without increasing the building's height.
- Logistical Precision: Due to the narrow access, we utilised "just-in-time" delivery schedules and specialized compact machinery to ensure the build progressed without disturbing the neighbouring properties.
- Tiered Architecture: This mirrored the natural topography of the land, creating multiple terrace levels that provide stunning views from every floor.
- Complete Retrofit: While solving the structural puzzle, we stripped the original building back to instal high-performance insulation, new integrated services, and a contemporary zinc-clad exterior.
The Result: A Triumph of Design over Terrain
What was once a run-down, eyesore on a "useless" slope is now one of the most striking homes in the area. By embracing the multi-level plot, we created a home with a sense of vertical drama that a flat site could never offer.
The "difficult access" is now a distant memory, replaced by a landscaped entrance that leads into a home that is as structurally sound as it is visually striking.
